Here’s What $400,000 U.S. Median Home Price Buys In Arizona Cities

By AZBigMedia, azbigmedia.com | March 16, 2026

The latest PropertyShark study breaks down how much residential space the national median sale price of $400,000 can potentially buy across the 100 largest U.S. cities, revealing massive geographic disparities in what that budget could get you. With that in mind, how much space does the $400,000 U.S. median home price buys in Arizona cities?

Within the Western U.S., the minimum amount of space that buyers could secure for a $400K budget sits at 393 square feet, roughly one-quarter of what they could get in the Midwest. In six of Arizona’s largest cities, a $400,000 budget could buy less than 1,820 square feet — the national median home size. Scottsdale is the most space-constrained, offering roughly half the square footage that Tucson does for the same $400,000 budget.

Here are more highlights:

    • Tucson could get buyers the most space for $400,000 in Arizona at 1,892 square feet, as the only large city in the state to surpass the national median.
    • Scottsdale could deliver the least amount of space in the state at just 924 square feet for $400K, at a price per square foot of $433.
    • In Chandler, buyers can secure about 1,397 square feet for $400,000, the second-smallest amount of space in the state after Scottsdale.
    • Glendale sits at 1,707 square feet for $400K, while Mesa, Phoenix and Gilbert all sit well below the national median at 1,546, 1,515 and 1,473 square feet, respectively.
    • Detroit buyers could get the most space among the country’s 100 largest cities — nearly 5,000 square feet — while those in Manhattan may get the least, at just 267 square feet.
    • This is a mathematical analysis based on each city’s price per square foot, and in some cities, it may not fully reflect the actual available housing stock.
